Why
buy "off-plan"?
Purchasing “off-plan”
investment property in the right areas of Spain can
be extremely profitable, especially if you purchase
in the early stages and resell before completion once
the prices have risen.
Off-plan investment property in
Spain is sold by the developer and released in phases
throughout the construction. Most property developments
have a construction time of 12-24 months, buying early
on guarantees you a fixed price. Release prices are
generally very attractive due to the fact you will
have construction around you once your property is
complete and to encourage early sales. The longer
the construction the higher the growth and the longer
you have to make payments.
When purchasing off-plan investment
property most developers allow you to sell out of
the contract after paying approximately 25%, this
allowing investors to observe the market and sell-on
at the right time to maximise profit. In Spain you
do not pay capital gains tax if you sell before completion.
Therefore the longer an investor leaves it and makes
extra payments the higher the profit will be.
Many investors purchase several
off plan Spanish properties and use the capital gains
to subsidise the deposits for others, never completing
on any.
