Your solicitor will cover all aspects of your purchase, giving you legal advice at each stage of the process. This includes, carrying out all the relevant checks on the property and land to insure your purchase runs smoothly. On completion your lawyer will lodge the title deed with the land registry and take care of any

other formalities i.e., opening a Spanish bank
account, arranging water/electricity connection and direct debits. Your solicitor will also pay any Spanish taxes due on your behalf.

Solicitors Fees – What will they cost me?

Fees vary depending on your chosen solicitor, however a good guide is to allow for 10% of the purchase price to cover all costs i.e.,

IVA (Spanish VAT) = 7% of the property purchase price
Solicitor fees (approx. 1%)
Notary fees/land registering
Utility connection fees
